5 Ideas for Finding the Perfect Apartment in Sri Lanka- Some pointers to keep in mind!

Looking for the ideal apartment that suits all your needs can be an overwhelming task. So, make this whole process easier for you by identifying some of these points before you start looking for your next apartment in Sri Lanka.

1

Plan your costs

Before starting any apartment hunting, get your budget sorted. Decide the amount you can afford to put aside for the apartment, you should also factor in utility costs, groceries and moving expenses. Plus, other expenditures like gas, phone bill, internet, and parking costs. Make a good assessment of your current financial standing and any outstanding card payments, loans, defaults and personal obligations. Aim to maintain your rent costs under 30 per cent of the monthly earnings.

2

Know what makes an apartment expensive

Amenities and the location of the apartment will make it more expensive. For instance, it is cheaper to get an apartment in the centre of the building, as people generally spend more to occupy the top or ground floors. The amount of bedrooms and bathrooms will greatly affect the rent or purchase cost, so think hard about the extent of space you require to live comfortably. When it comes to the location, living in Colombo districts 01, 05, 06, 07 and 08 will be more expensive, and so will the property. Choosing a suburban apartment might be a better option if you want to minimise the costs and be spared of traffic jams and noise pollution.

3

Assess your finances

If coming up with the right budget is keeping you in knots, use a smart tool like the rent affordability calculator, which is widely available online. It will assess the type of apartment available to you and advise you on the possibilities based on your current income. Prime Residencies, for example, will have a range of new apartments in Sri Lanka to suit all types of plans and budgets.

4

Conduct self-inspections

Make sure to conduct a thorough examination of the apartment. Inspect the interior of the cabinets, top of the shelves, and closets for dust or debris. Check the sinks and the showers to see if they run clear water and check water pressure levels. Also, bring your phone charger and insert them into the power outlets to ensure they are in working order. If your apartment is unfurnished, carry a tape measure with you! This will be to ensure, that all your finest furniture will fit into your apartment. You can use the tape measure to calculate the measurements of building entrances, hallways, and the apartment's interior.

5

Make a questionnaire

Put all your important questions into paper and ask as many as you think are appropriate during the walkthrough. Questions will vary, of course, according to individuals and their needs. Here are some general questions asked from potential customers which may be relevant to you as well.

Garage and parking fees?

The procedure for requesting a supervision order?

Whether utilities are inclusive of rent?

Is a guarantor required?

Does the building provide laundry services?

Are pets allowed?

Is the maintenance fee optional?
