Can my father give a property on rent without my mom's signature?My mom is a co-applicant in that flat.Is that agreement valid?

From my research I know that debt-based crowdfunding is legal in India. Crowdfunding platforms like Milaap have successfully being doing this for some time now. But they do not get a higher return than their investment. As in, they only receive the principal amount, over the course of the loan tenure in equal installments. I was wondering if crowdfunding as an investment where in lenders get a return like a Fixed Deposit account is legal. So if I through crowdfund, give 100$ then with interest I get 110$ back over a period of time.

Then do I have any boundation to follow the terms mentioned after 1 year, if nowhere it is mentioned that these terms will be continued after termination of agreement.

i have purchased a land in my vill about 20 yrs ago.just after the paperwork the seller died.a case was filed against me that i illegally bought the land as seller died before paperwork.the family of the seller has been using the land since then.WHAT ARE THE OPTIONS FOR ME ??? i am even ready to leave my rights on that land. my brothers are also party to this case with me.they may not be willing to resolve this issue..

This example is in relation to International trade.
My client (X) is a corporate based in HK and is a party to an international trade transaction between A (in India) and B (in Africa).
A sells goods to B through X.
X facilitates the transaction by using his credit facilities in HK. [B issues 90 days LC on X and X pays to A at sight].
The primary responsibility for the trade is between A & B and X does not want to assume any risk arising from any breach of contract between them.
