Mr. Pankaj Bajaj has been elected president CREDAI – NCR. Mr. Bajaj and his new team members are determined to work closely with the government to bring the industry back to an even keel. Mr. Pankaj Bajaj’s first priority as CREDAI – NCR president, is transparency in real estate. According to him it is symptomatic of underlying systemic problems in the industry. He feels that going forward there is a strong need of establishing a grievance redressal system and believes that in the long run, it will help win back the confidence of the buyer.

We will also ensure that RERA is being implemented and consumer grievances redressal forum works efficiently to gain more buyer confidence.”

After the full impact of the invasion of RERA in Uttar Pradesh, Eldeco MD Pankaj Bajaj, and the newly elected president of Credai-NCR said, ‘Credai was always in favour of RERA because the act will be instrumental in separating the authentic players from those who will not be able to deliver on promises. While the Rera does have teething issues, it is in motion and over a period of time things would settle down for the benefit of the real estate industry as well as for the buyers."

Delhi NCR and its neighboring regions, undoubtedly, have shown an increase of real estate demand making a jump from 20% in 2013 to 27% 2017 and the graph continues to grow, stepping further to the dream of housing for all. "The builders are now focused on delivery. First came demonetisation, then Rera and then GST. So everything has increased a pressure on builders. So many are either working on completing their projects or trying to work through the processes of Rera at the moment. There is no significant launches in these parts except for one or two projects," Pankaj Bajaj, President, Credai NCR, said.

CREDAI-NCR President Pankaj Bajaj Eldeco said, the association's members can become co-developers in the stalled projects, provided they have legal safeguards backed by a state policy. Further, he added that CREDAI has come forward to resolve the difficult situation of stalled deliveries of a few larger developers. The image of the entire industry is suffering because of this situation.

According to Pankaj Bajaj Eldeco, affordable housing will be the main focus for real estate development in UP in the years to come. Mr. Bajaj has been elected the new president of Credai-NCR and he replaces Manoj Gaur, MD Gaursons who held the chair before him. He will hold the post till 2019.

Eldeco MD Pankaj Bajaj and President, CREDAI NCR, said, “The Metro connectivity is expected to usher in a shift in occupancy and augurs well for the rental market. Rent in Noida is less than half of South Delhi apartments. Easily, people can live in Noida and work in South Delhi and beyond."

CREDAI came forward to commit delivery of 80,000 apartments by March 2018 in Noida, Greater Noida and Yamuna Expressway areas. On this, Pankaj Bajaj Eldeco stated,” The Development Authorities - NOIDA, GNIDA and YEIDA - and the builders need to work like partners and jointly solve the problems. Many projects, though physically ready or nearly-ready, are not getting Completion Certificates or last-mile funding because the authorities have declared them financial defaulters. The authorities need to stand by their assurance of encumbrance free title at the time of allotment.”

The bubbling concept of affordable living has taken over NCR. With the government in hand policies such as the PMAY has made the dream of 'home of my own' come true for thousands.
