There is a debate among many...... are open house beneficial to home sellers or the agent?
I personally feel open house are an archaic way of selling a house in the internet age. With every home being at a home buyers finger tips the moment it goes on the market and the quality of digital imaging, home buyers are making split second decisions about your home online. 25 years ago buyers were heavily reliant on their agent to choose homes, the newspaper to see photos of homes and open houses since their was such a lack of visual imagery available to see homes.
Statistics show that less than 2-3% of homes are actually sold at at open house. The big questions is why do agents push them? Even some of the pro articles admit that the open house benefits the agent. A open house is just another way to market themselves to potential buyers and sellers and an excuse to put up their signs all over town. That is great but don't give your client you are representing the false hope that open houses every weekend will sell their home. Remember it is all about the seller not the agent.
Think about it. ** What qualifies a buyer to show up at your open house?** Nothing!! If they have transportation and can walk through the door they are qualified. The reasons why people show up at open houses is never really shared with the seller. Just that 8 people showed up.
Great 8 people!! But what you might not be told is two were nosy neighbors, one was a mom looking for her son, two expressed they weren't in the market they just bought a home but were curious, one kept dodging the agent and didn't sign in and two were buyers who loved the home but they couldn't afford it. The question is how many of those people were qualified to close on a home in the next 60 days?
Never mind the theft that may occur or the criminals using the open house to case the joint.
Should you have an open house? That is certainly between you and your agent. It is just one more time you have to prepare the house and pack up the kids and the dog to leave for a few hours so a handful of people can amuse themselves at your expense. But on the other hand you may find that one buyer.
