It is hard to know whether a price is wildly off or a fair representation if you have nothing to compare it with. Get at least 3 quotes to provide more confidence in the cost involved.
You may get what you pay for - cheap materials and cheap inexperienced labour.
It is always worth checking that your builder is everything he says he is. Check that previous customers have been happy with his work and if possible try and see first hand, jobs that he has completed.
Nobody want builders in their home in an open-ended agreement. Make sure you have a clear idea of what should be achieved and by when. Include penalties in the contract for unreasonable delays.
There should be a staged agreement of payment on completion of certain key milestones. Being asked to pay a huge sum upfront before a job has begun should raise alarm bells.
