I don't read the Albuquerque Journal very often, but last week as I was sitting in my local Starbucks waiting for a client I picked up the business section and began to thumb through. One of the first articles I read was the Real Estate Q and A column.

I'm a part of a Facebook group called "Raise the Bar in Real Estate." It's a closed or confidential Facebook group for Realtors only where some of the more prominent online voices in real estate from across the country go to seek advice and to ask questions of their colleagues.

I spoke to an Albuquerque Buyer's Agent who showed one of my listings today and when I hung up the phone I was left shaking my head. This isn't the first time I've spoken to this gentlemen after he has showed one of my listings, but it may be one of the last because, frankly, I don't think he has a clue how to sell a house.

Last week I received an invitation from a new friend to attend a lunch. I accepted her invitation not realizing it was an old-fashioned networking lunch. I arrived on time and was one of the first people there (you see in New Mexico tardiness is the rule not the exception).

I came across a blog post by Bill Gassett, Massachusetts Realtor, called Functional Obsolescence in Real Estate this morning. To say I was intrigued by the title would be a blatant lie. What could be more boring than an article about a house with features that have become obsolete over time, right?

There are a lot of them on the market right now, so you might be wondering "what is a short sale?" The term "Short Sale" is a bit misleading. There's nothing short about them. In fact, short sales can be extremely long and drawn out transactions that can take many months to close.
